Thinking of Selling? Here’s How to Spot a Serious Buyer

Jul 17th 2026

Learn the tell-tale signs of a serious buyer and discover how experienced estate agents identify genuine interest to help achieve a successful sale.

One of the questions we’re asked quite a lot is, “Do you think they’re a serious buyer?”

It’s understandable. You’ve spent days getting the house ready, kept it spotless for viewings and probably dashed out at the last minute so buyers could look around. Naturally, you want to know if they’re genuinely interested or just having a nosey.

The truth is, not every viewing is going to end in an offer, and that’s perfectly normal. But after years of showing people around homes in Hull, you do start to notice certain signs that suggest a buyer is thinking a little more seriously about making a move.

A Serious Buyer Takes Their Time

Some viewers are in and out of a property in five minutes flat.

Others wander around, look out of the windows, stand in the garden for a while [maybe they even check the direction with the compass App on their phone] and quietly chat between themselves.

They’re not being nosy. They’re imagining what life would be like if they lived in the property.

When buyers start talking about where the dining table might go, or whether the children’s bunk beds would fit in the second bedroom, it’s usually a good sign they’re starting to picture the property as their future home.

A Serious Buyer Asks Practical Questions

A genuine buyer will often move beyond talking about décor.

Instead, they’ll ask questions such as:

  • How old is the boiler? When was it serviced last?
  • Is there space to park two cars? Where do visitor’s park?
  • Which way does the garden face? Which fence belongs to the house?
  • What’s the broadband like? What are the neighbours like?

These aren’t the questions of someone who’s simply browsing Rightmove in real life. They’re trying to work out whether the property fits their lifestyle.

They Already Know Their Budget

One of the first things we do is establish whether a buyer is actually in a position to proceed.

  • Have they sold their own property?
  • Do they have a mortgage agreed in principle?
  • Are they chain-free?

These conversations happen long before an offer is made, and they help us understand how proceedable a buyer really is.

A buyer who knows exactly what they can spend is often much further along in their journey than someone who’s “just seeing what’s out there”.

A Serious Buyer Wants to Come Back

Second viewings are always encouraging.

The first visit is often emotional. The second is far more practical, they probably bring a tape measure or a notebook.

This is when buyers bring parents, partners or friends along for another opinion, measure rooms or start looking more closely at the details they may have missed the first time.

Not everyone who books a second viewing will make an offer, but they’re certainly moving in the right direction.

They Ask About the Area

People don’t just buy houses, they buy neighbourhoods too.

Questions about schools, local shops, transport links, dog walks or the nearest coffee shop are all signs that buyers are thinking beyond the four walls of the property.

They’re trying to imagine their day-to-day life, and that’s exactly what you want them to do.

They Keep in Touch Afterwards

Some buyers leave a viewing and you never hear from them again.

Others call the next day with another question or ask for a copy of the floorplan, details about service charges or information about previous improvements.

Keeping the conversation going is often a positive sign that they’re still considering the property.

Not Every Quiet Buyer Is a “No”

One thing we’ve learnt over the years is not to read too much into body language.

Some buyers hardly say a word during a viewing, then go home and make a full asking price offer that evening.

Others tell you they absolutely love the property, only to disappear without another conversation.

That’s why experience matters.

It’s our job to read between the lines, qualify buyers properly and keep communication flowing throughout the process.

Our Advice

If you’re selling your home, try not to overanalyse every viewing.

Some buyers will love your home but it won’t quite be right for them. Others won’t say much at all until they’re ready to make an offer.

The important thing is making sure your property is presented well, priced correctly and marketed to the right audience from the start.

At Urban Property, we don’t just arrange viewings. We take the time to understand our buyers, answer their questions and keep sellers informed every step of the way.

Sometimes it’s obvious when someone has found “the one”.

Sometimes it isn’t.

That’s where having an experienced local agent really does make a difference.
